Samuel Chelliah, CMCA®, AMS®, PCAM®, Chelliah’s International Real Estate, shares how an integrated approach spanning property advisory, financing and management can help buyers make more confident ownership decisions while building lasting wealth.
Having worked across Canada, the United States, Qatar and the UAE, Samuel Chelliah aka #SamYourMan has spent nearly two decades in real estate and community management. His experience on the property management side of the industry has shaped a leadership philosophy rooted in accountability, transparency and long-term client relationships. Sam talks about why advisory-led real estate services, professional standards and community-focused wealth creation will define the industry’s future.
What has shaped your leadership philosophy?
My philosophy is simple: tell people the truth, even when it costs me the deal. When you manage a building, you answer for the promises made years earlier, from service charges to maintenance and overall ownership experience. That teaches you to think beyond the sale and focus on long-term trust. I advise clients the way I would want someone to advise my own family.
What has been your most defining business decision?
Building the business around the buyer rather than around available inventory. It taught me that the greatest risk is not running out of money but losing conviction in what you are building. In this industry, you can continue closing deals you no longer believe in, but clients eventually notice. Today, I measure success by both financial performance and confidence in the advice I provide.
What opportunity is the industry overlooking?
The biggest opportunity is serving clients across the entire ownership journey. Buyers often deal with separate professionals for property selection, financing and post-handover management, leaving nobody accountable for the complete picture.
I work across all three areas. When I recommend a property, I already understand the financing options and the long-term ownership costs. Those conversations belong together. In markets such as the United States, this integrated approach is standard. In our region, it remains a significant opportunity.
What will drive your next phase of growth?
Three priorities. First, bringing real estate, mortgage and property management services together under one roof. Second, creating documented service standards so clients clearly understand what they can expect. Third, continuing professional development through globally recognised industry qualifications to help raise advisory standards across the market.
What message would you like to leave with readers?
As the son of Tamil immigrants who grew up in Saudi Arabia and later lived in Canada, I understand what it means to build a future in a country that is not your own. I want to help bridge the gap for global Tamil families looking to invest in the region by providing trusted guidance in a language and cultural context they understand. Property ownership is not just about individual wealth; it is about creating long-term opportunity and legacy for future generations.
